Key Responsibilities:

Airbnb Listing Optimization:

Create and update listings with engaging descriptions, high-quality images, and accurate details.

Regularly review and incorporate Airbnb updates and best practices to keep listings competitive.

Utilize Airbnb tools like promotions, discounts, and dynamic pricing to boost visibility and bookings.

Competitor Analysis:

Monitor competitor listings, pricing, and occupancy trends.

Identify gaps and opportunities to position our properties as market leaders.

Provide actionable insights to improve our market share and optimize revenue strategies.

Guest Communication and Management:

Respond promptly to guest inquiries, ensuring a seamless booking process.

Handle pre-arrival communication, check-in instructions, and post-stay follow-ups.

Resolve guest issues during their stay professionally and efficiently, coordinating with on-ground teams when necessary.

Review and Reputation Management:

Monitor, respond to, and manage guest reviews to maintain a positive reputation.

Proactively encourage guests to leave reviews and address negative feedback constructively.

AI and Process Improvement:

Leverage AI tools like ChatGPT to enhance guest communication and automate routine tasks.

Analyze processes and suggest improvements to streamline operations and increase efficiency.

Booking Maximization:

Adjust pricing strategies dynamically based on demand, seasonality, and competition.

Optimize listings to improve rankings on Airbnb search results and attract more bookings.

Utilize market data and insights to ensure maximum occupancy and revenue.

Weekend Availability:

Be available during weekends to handle increased guest interactions and last-minute bookings.

Provide support for urgent guest issues and maintain seamless operations.

Reporting and Insights:

Generate weekly reports on booking performance, competitor analysis, and guest feedback.

Suggest data-driven strategies to improve guest experience and maximize revenue.

Qualifications:

Proven experience managing Airbnb listings and guest communications.

Deep understanding of Airbnb platform features, tools, and updates.

Strong analytical skills for competitor analysis and market positioning.

Proficiency with AI tools like ChatGPT to improve efficiency and communication.

Exceptional customer service skills and ability to handle guest issues professionally.

Excellent written and verbal communication skills in English.

Highly organized with the ability to multitask and work independently.

Preferred Skills:

Experience with additional platforms like VRBO, Booking.com, and Marriott Homes & Villas.

Familiarity with property management systems (e.g., OwnerRez, Guesty).

Knowledge of revenue management tools like PriceLabs or AirDNA.

Understanding of SEO and digital marketing strategies for Airbnb listings.
